Held corridors and the infrastructure of the energy transition.
The transition is usually discussed as a technology story. On the ground, it is a real-estate story—and the real estate has largely already been assembled.
Whatever shape the energy transition ultimately takes, its physical signature is already clear: molecules and electrons moving along new routes. Captured CO₂ moving from industrial sources to sequestration geology. Hydrogen moving from production hubs to users. Renewable natural gas moving from digesters to pipelines. Each of these is, physically, a linear path—and the geography where they concentrate is not evenly distributed. The Gulf Coast, with its industrial density, its sequestration-suited geology, and its existing hydrogen backbone, is where the demand for paths is arriving first and hardest.
The collision
That demand is colliding with the corridor scarcity described in our first thesis. Transition projects face the same assembly gauntlet as any pipeline—often with less community goodwill and novel regulatory questions layered on top. Project announcements increasingly carry a quiet asterisk: the route is not yet secured. Some of those asterisks will kill their projects.
Meanwhile, the same geography is dense with the infrastructure of previous energy eras: gathering systems from depleted fields, transmission segments idled by rerouted flows, corridors assembled for products that no longer move. The paths the transition needs and the paths the last century abandoned overlap to a remarkable degree—because both were drawn by the same logic of industry, geography, and geology.
How a held corridor serves a transition project
A corridor in LAB's hands is available to a project in whatever form the project needs: outright acquisition of the position; contribution into a joint development; long-term easement or license arrangements; or, where the physical line within the corridor merits evaluation, a conversion study conducted honestly—we do not assume any specific pipe requalifies for new service, and we say so plainly. In every structure, what the project is buying is time and certainty: a continuous, documented, maintained path in the exact geography where paths are scarcest.
Patience as strategy
We do not need to predict which projects win. Sequestration hubs, hydrogen corridors, RNG interconnects—the specific winners are unknowable, and our model does not require knowing. It requires owning continuity in the right geography and being a competent, credible counterparty when a project's routing team calls. That is a patience business, which is why LAB Midstream is built as a holding company: we think in decades, and the corridors we hold were fifty years in the making before we arrived.
