Infrastructure Investment & Development
LAB Midstream is an infrastructure holding company. We acquire and hold idle pipeline corridors, easements, and rights-of-way—positions with enduring value in a country that can no longer easily build new paths. One corridor at a time, we are building toward becoming an owner and, eventually, an operator.
Who We Are
LAB Midstream is an infrastructure investment and development company. Our long-term objective is to become a significant owner and operator of strategic energy infrastructure—built patiently, asset by asset, over decades.
Across North America, valuable pipeline systems sit idle, underutilized, or disconnected from their next commercial chapter. We identify these opportunities early, evaluate them rigorously, and structure transactions that let us participate in the value they create—through ownership interests, joint ventures, revenue participation, and other long-term commercial structures.
Our roots are in the pipeline salvage business—the trade of taking what others wrote off and proving it valuable. Years of hands-on work with legacy systems means we recognize commercial value where the market sees only liability. LAB Midstream is that same conviction, applied to ownership.
What We Pursue
We move before the market does—identifying infrastructure with remaining commercial value while it is still being written off by others.
Pipeline systems removed from service or operating below capacity often retain substantial intrinsic value—value we seek to acquire, redevelop, and hold rather than simply broker.
Legacy infrastructure carries embedded easements, connectivity, and physical assets. Acquired at the right basis, these become the foundation of durable ownership positions.
Existing pipeline corridors are among the scarcest assets in North American energy. Where legally transferable and commercially viable, they anchor long-term strategic value.
Hydrogen, CO₂ transport, and renewable natural gas will need pipe in the ground. We position early in assets that can serve the energy markets of the coming decades.
How LAB Creates Value
This is the mechanism of the holding company: how an asset the market abandoned becomes a position we hold—and how each position funds the next.
Why Existing Infrastructure Matters
Existing infrastructure can represent significant strategic value. Not always, and not automatically—which is exactly why disciplined evaluation matters. Before new infrastructure is built, what already exists deserves a serious look.
Assembled rights-of-way are increasingly difficult to replicate in today's permitting environment.
Installed pipe, crossings, and facilities represent embedded capital that can retain real commercial value.
Legacy systems often connect supply basins, markets, and facilities that still matter.
In the right circumstances, redevelopment can move faster than greenfield construction.
Where appropriate, acquiring existing assets can deploy capital more efficiently than building new.
Giving existing infrastructure a second life reduces waste and land disturbance—stewardship that outlasts any single project.
The Difference
Most companies build new infrastructure. We look for the infrastructure worth building again.
Investment Strategy
Six steps, repeated with discipline, over decades. The objective at every step is the same: durable ownership, not one-time fees.
Our pipeline-industry roots let us originate opportunities others overlook—idle systems, legacy assets, and corridors with remaining commercial value—often before they reach the market.
We underwrite every asset rigorously: ownership, route, documentation, condition, regulatory position, and the realistic commercial paths available. Discipline here protects everything that follows.
We invest the work that turns a question mark into a project—recovering documentation, coordinating engineering, and building the commercial case until the opportunity is substantially prepared for investment.
Where appropriate, we team with experienced operators to bring infrastructure back into productive service—negotiating long-term participation through ownership interests, joint ventures, revenue participation, and other commercial arrangements.
Where we create value, we keep a position in it. Retained interests compound over time and align our success with each asset's long-term performance.
Proceeds and cash flow are redeployed into the next opportunity. This is how a portfolio becomes a platform—and how a platform becomes an operating infrastructure company.
What We Acquire & Hold
What we look for, and why. Specific holdings and transactions remain confidential.
Idle large-diameter segment with intact corridor and embedded asset value—under evaluation for acquisition and redevelopment.
Legacy midstream system under joint-venture discussion—structured for shared redevelopment capital and retained participation.
Existing corridor with multi-decade optionality across hydrogen and CO₂ transport—the kind of position we intend to hold, not flip.
Vision
LAB Midstream is being built with a long-term objective of acquiring, developing, and owning strategic energy infrastructure.
We believe disciplined investment, technical expertise, and responsible stewardship can create lasting value for customers, partners, investors, and the communities where infrastructure operates.
We are candid about where we are today: originating, evaluating, and developing our earliest positions, and partnering with experienced operators to bring infrastructure back into productive service. Today's partnerships create tomorrow's ownership—each negotiated participation is a foundation stone for the operating company we intend to become.
We think in decades, not quarters.
Identifying overlooked assets and underwriting our earliest positions with discipline.
Working with experienced operators—joint ventures, revenue participation, and retained interests.
A growing base of ownership positions across corridors, systems, and transition infrastructure.
A portfolio of owned infrastructure that supports direct operations—built patiently, held responsibly.
Our Story
LAB Midstream was founded on a conviction proven in the field: what the market calls junk is usually just an asset waiting for someone who refuses to give up on it.
Our founder built that conviction the hard way—in the pipeline decommissioning and salvage business, taking on the lines others had written off entirely. Coal-tar coatings. Decades-old steel. Systems abandoned in place and forgotten on the books. Where the industry saw liability, a disciplined process turned recovered pipe into structural material with real buyers and real value.
LAB Midstream applies that same conviction one level up. Instead of recovering the steel, we pursue the systems, corridors, and rights themselves—the infrastructure the market has stopped believing in. The skills are the same ones the salvage business demands: knowing what's actually in the ground, what it's actually worth, and what it would actually take to give it a second life. The difference is that LAB doesn't sell the recovered value. It keeps it.

Easement & ROW Acquisition
Logan founded and leads a Texas-based pipeline decommissioning and pipe supply company that removes retired pipeline systems across the Gulf Coast and beyond—often at no cost to the operator, taking payment in the recovered steel itself. That model only works if you can price what's in the ground more accurately than anyone else at the table.
Years of that work built an unusual combination: field-level knowledge of legacy pipeline systems, a working command of materials, coatings, and documentation, and direct experience acquiring the easements and property interests that come with retired infrastructure. LAB Midstream is where that experience compounds—one acquired position at a time.
"Junk is a judgment, not a fact. We've made a living proving that judgment wrong."
The Objective
"We are building a portfolio of strategic infrastructure designed to create value for decades."
